A Joint Venture is where one or more parties come together to enter into a business opportunity – sharing both the risk and the rewards. With varying levels of involvement and skills sets, money, time and experience.
A FTR is where “you” the angel investor (or armchair investor sitting comfortably at home) loan an agreed sum of money to a property investor for a fixed duration, with a fixed return on the loan. All established under a loan agreement and with the loan secured against the property being purchased – often called a “First Charge”.
The main difference between the two is the level of risk and your involvement across the two options.

- Do your research on companies and people, check out their business background, track record and compliance.
- Work out what you want to achieve and by when…..
- What makes you tick, self reflection, – do you prefer lower risk or do you want to get stuck in?
- How much money do you have to invest – what do you feel comfortable with?
- Consider property as one part of a wider investment portfolio.
- Take your time, reputable companies are not going to pressure you into making quick decisions.
- Don’t do anything you do not feel comfortable with!
