Once we've discussed your property "wish list" over the phone we will run some checks and start finding your dream home.

4. Move in!

Once the checks have been approved and we've found your ideal home, that's it, you're all ready to move in on the agreed date.

This depends on several factors, availability at the time, what your needs are, catchments to local schools and your timescales. We suggest you register with us as soon as possible.

If we are unable to match you to a home, we have a network of professional contacts in the local area who all work within property and have homes available. With your permission we will pass your details on.

Most of our homes are 2 or 3 bedroom houses with outside space; we do occasionally have flats.

This is something we discuss with you during our chats; our preference is for a UK based guarantor to be in place. However, each case is considered on its merits. Applicants that don’t have a gross annual basic income (excluding commission/bonus) of 30 times the monthly rent, have adverse credit, have not been in their current employment for 6 months or it is not a permanent position will require a homeowner guarantor.

This is agreed on a case by case basis. We get to know more about your circumstances, we review this together and see if we can find a solution that works for us all.

Initially, all you need to do is register. Once we have considered your application and looked for a suitable property, we will need information that enables us, or our lettings partner to make a full assessment.  

This will include but is not limited to:

  • Proof of identity of the applicant(s) and details of any living arrangements
  • Photographic identification of applicant and any joint applicant
  • National Insurance Number (s)
  • Right to rent ID checks – confirmation of nationality and immigration status
  • Proof of all financial resources
  • Confirmation of any medical or limiting illness, disability that may require special adaptations.
  • Details of any previous and / or current tenancies and the contact details of current and past landlords
  • Details of any unspent convictions
  • Suitable references
  • Details of a UK homeowner guarantor
  • Credit check to ensure each applicant does not have any adverse credit such as County Court Judgements (CCJs)
  • An affordability assessment to ensure applicants income will sufficiently cover rental payments – last 3 months pay slips / bank statements
  • Employment checks to confirm your start date, salary and if your position is permanent
  • A Landlord reference (if you are currently residing in rented accommodation) confirming you have abided by the terms of the lease. This will check that the rent was paid on time and in full, there was no antisocial behaviour and the property was looked after in an appropriate manner

Yes, our tenants are required to sign an Assured Short Hold Tenancy with financial obligations.

Yes, we will also consider your application if you are working part-time.

Yes, either though our Letting Partner or ourselves and we try to make it as simple as we can! After all, no one likes tonnes of paperwork, but it is in place to protect us all.

We start the process of completing our checks and setting a moving in date.

Yes, you pay it before you move in and the amount is set out within the tenancy agreement. It is there to protect us from any unreasonable damage etc.

Your deposit is held within a “DPS” – deposit protection scheme. This is an independent body who hold and protects your deposit and will arbitrate in the unlikely event of any problems. It is the law for any landlord to hold deposits within a DPS.
