Copyright and Intellectual property:

The entire contents of FlexHomes are protected by copyright, trademarks, and other intellectual property rights, all of which belong and remain with us or our licensor. You have no right to use our trademark, name, or logo, or reproduce documents / information provided by FlexHomes.


Agreements, Terms and Conditions:

FlexHomes is not a licensed investment advisor. FlexHomes is not authorised by the Financial Conduct Authority to provide investment or financial advice.

No communication from FlexHomes is intended to be, or should be construed as, an invitation or inducement (direct or indirect) to any person to engage in investment activities.

Every reasonable effort has been made by FlexHomes to ensure the accuracy of the information contained in all marketing literature and is based on current market conditions. However, whilst believed to be accurate, the information provided is for guidance only. FlexHomes makes no representation and gives no warranties as to the accuracy of the information provided and to the greatest extent permitted by law, accepts no liability for any errors, misprints, or omissions (whether negligent or otherwise).

No person in the employ of FlexHomes has the authority to make or give any representation or warranty in relation to the investments. FlexHomes shall not be liable for any loss or damage whatsoever arising because of any person acting or failing to act upon information provided.

Prospective clients should wherever possible, get their solicitors to check agreements and information provided by FlexHomes, prior entering into a contractual agreement.

FlexHomes is not responsible for future changes in the market or market conditions; past performance is no guide to future performance. The value of the property can go up as well as down. 

Any investment opportunities presented by FlexHomes are subject to you, the client carrying out their own due diligence and as required seeking independent legal advice.  Therefore, please do not proceed with any investment decisions unless you are able to comply with the stipulated schedule. Guarantees cannot be made in respect of financial agreements.

Clients engaging with FlexHomes give authorisation to FlexHomes to undertake KYC and AML compliance checks as required. FlexHomes is under no obligation to work with individuals or companies and reserves the right to withdraw from any such agreement prior to signing. No reasons will need to be given.

Investment is offered to high net worth and sophisticated investors only. It is not for public promotion and is not to be regarded as an FC Approved regulated investment. We maintain a record of anyone who has been invited to invest as part of our own due diligence, KYC, and AML.

This agreement shall be construed in accordance with the laws of England. The Courts of England shall have exclusive jurisdiction to hear any dispute, but notwithstanding, a party may bring an action for injunctive relief, or enforcement of an English Court’s ruling in any competent court.

We are not liable for any losses that are not a reasonably foreseeable consequence of our actions. Any timescales or references to bridging loans, interest rates or loan terms, growth and forecasts  on our website are for marketing purposes and guidance only. Nothing binds us in relation to any information, case studies and discussions until legally binding contracts have been entered into by FlexHomes and you, the client. Decisions on fixed rate returns and Joint Ventures, timings will depend on individual circumstances. 

We do not accept responsibility or liability (unless required by applicable law) for unavailability, unreliability, or incompatibility of this website nor for any inadequacy of this website to provide you with all information required, nor for any inaccuracies contained in this website or technical errors. Please let us know if you discover any issues with the functionality of this website or any inaccuracies in its content so that we can try to correct them.

Terms and conditions apply in relation to selling, buying, letting, investing, joint ventures or renting a property through us, or entering any other arrangements with us. These terms will be made available in advance prior to entering agreements. All services are subject to our standard disclaimers, set out in our documents. 

You are reminded that the value of any property or portfolio can fall as well as rise. Past performance cannot be relied on as an indication of future performance.

No variation to these terms because of correspondence or communication with you (through any medium) is binding unless agreed in writing between authorised representatives of you and FlexHomes.

If we excuse or do not act because of any breach by you of these terms, this does not affect our rights or remedies. We may act against you or use our rights at any time in relation to that or any further breach.

We are not liable for any breach or delay or failure to meet our obligations due to any circumstances, cause, or situation (or one which we reasonably believe is imminent) outside our reasonable control (including as examples only flood, war, fire, riots, action, or inaction of third parties).

You may not assign or transfer any of your rights or obligations without our written consent.

All warranties, conditions and other terms implied by statute or common law are excluded to the fullest extent permitted by law. These terms do not confer benefit on any third party and excludes third party rights under the Contracts (Rights of Third Parties) Act 1999.

If any provision of this Agreement is illegal, invalid, or unenforceable, the validity or enforceability of any other provision of this Agreement shall not be affected.

These terms are governed by English Law and is subject to the exclusive jurisdiction of the English courts.

FlexHomes may display / share information about properties on behalf of third parties for whom they are either agents or representatives and are therefore not responsible for the validity of details relating to properties shown. With any areas, measurements or distances are approximate only. Any text, photographs and plans are for guidance only and are not necessarily comprehensive. It should not be assumed that each property has all necessary planning, building regulations or other consents. For newly built properties, it should not be assumed that FlexHomes have tested any services, equipment or facilities, and purchasers must satisfy themselves by inspection or otherwise.
